The South Aegean islands encompass the Cyclades and the Dodecanese islands. They include popular islands such as Rhodes, Santorini, Mykonos, as well lesser-known ones like Milos and Karpthos. Together, the islands make up one of Greece’s thirteen administrative regions.
The South Aegean is one of the warmest regions in all of Greece. Warm weather lasts from June to August, the cool season lasts from November to October, outside of those months, the weather is pleasantly warm, if a little unpredictable at times.
Santorini is known for being beautifully picturesque. It is made up of white-washed buildings with blue-domed churches. In 1450 BC, a massive volcanic eruption caused the middle of the isle to collapse. Today, the result of this can be seen in the caldera, a steep-edged crater. The capital, Thira, is perched on the caldera, as is the town of Oia. Santorini has sealed its reputation as a romantic destination: perfect for watching the sunset, snapping pictures with loved ones in the stunning scenery, and evening meals. Additionally, Santorini has spectacular beaches as a result of its unique geography. Perissa has black lava sand while the appropriately named Red Beach is famous for its red sand. Santorini is also known for its wine production, thanks to its fertile volcanic soil. If you are looking for an investment property, then you can take advantage of Santorini’s status as a luxury, romantic holiday destination. If you are looking for more affordable property options, you may want to direct your search to the east coast (which doesn’t face the sunset) with areas such as Kamari and Perissa.
Mykonos has long attracted the rich and glamorous to its shores. Along its beaches, you will find innumerable bars and restaurants: all presenting the perfect opportunity to let your hair down and dance the night away. Not only are they extremely fun at night, but Mykonos’ beaches are also known for being exceptionally beautiful. Favourites include Paradise Beach and Super Paradise Beach. As well as beautiful beaches, it boasts of super yachts, high-end shopping, and luxury hotels. Mykonos Town buzzes especially brightly. There you’ll find Little Venice, with its pretty houses situated right on the waterfront. Meanwhile, Chora boasts of white-washed, blue accented buildings and lighthouses. Again, you’ll have to have a large budget to buy a property here, but you can expect large rental yields should you choose to rent to holidaymakers.
Kea has a different atmosphere to Mykonos and Santorini. No cars are allowed, the landscape is hilly, and the beaches are calm. It is not known for its partying culture and its architecture is not that of white-washed buildings with blue accents. Kea is made up of neo-classical buildings in earthy tones. Although it is not so well-known to overseas tourists, just being an hour away from the Lavrio Port has resulted in it becoming a popular weekend getaway choice among Athenians.
Naxos is the largest of the Cyclades islands. It has stunning natural landscape of valleys, hills, mountains, with its highest point being Mount Zeus. The longest and most favourited beach is Plaka, with its terrific facilities. But there are also lots of lovely coves with an undiscovered feel. The lively main town of Chora has a delightful mix of Venetian and Cyclades architecture. The Venetian castle is particularly domineering.
With a population of over 125,000, Rhodes is the largest and most popular of the Dodecanese islands. It has the enticing nickname of “Island of the Sun” after its patron saint, the sun god Helios. The Old Town is particularly beautiful, it is made up of stone paved streets and World Heritage mansions. Another must-see is the Acropolis of Lindos, which overlooks the pretty, white-washed village of Lindos. When you’re looking for lively nightlife, head to Faliraki.
Kos is the perfect place for pedalling through scenic landscapes – it is known for its cycling infrastructure. Plus, Kos is famous for its thermal springs, with the Agios Fokas being the prime location.
The following Dodecanese islands are lesser-known and offer a quieter atmosphere: Symi, Patmos, Leros and Halki.
On the Your Overseas Home property portal, for €70,000, you will be able to find a small apartment or an old home in need of TLC. With a budget of €100,000, you can find a pretty, white-washed old village home that has been recently renovated. Plus, there are a growing number of new build properties for sale in the South Aegean. These often come with benefits such as being made from high quality materials, a modern, fully equipped kitchen, and a swimming pool. Additionally, we have luxury villas for sale. Generally speaking, property for sale in the Dodecanese islands is more affordable than that of the Cyclades.
