Description

In the main square of one of the most beautiful villages in Italy Allerona stands the massive Palazzo Visconteo. The palace rises on the site of the original Lerona Castle and was the residence of the Visconti Monaldeschi della Cervara who had it built at the end of the 14th century. The Viscount resided here when Allerona was the castle of the Monaldeschi.

Over time, the Palace was expanded and then enhanced in the Renaissance period. In fact, with the arrival of papal power, starting in 1585, the building was further modified by extending the east wing until it merged with the nearby Church of Santa Maria Assunta. A front terrace was also added where previously there was a slope towards the square.

Over time it has undergone events, disputes and destruction but some areas of the palace have resisted and, as its legend tells, one wall in particular has remained solid and original thanks to a historical painting of the "Sacrocuore" that protected it.The Palace, today privately owned, has been divided into 4 apartments.

The apartment for sale is the main floor located on the first level with access from the large entrance hall and via a shared staircase that leads to an exclusive private internal staircase on the ground floor of the courtyard. The courtyard is also accessible via the back of the alley of the village promenade.

The common courtyard is partly used as private garden, adding a lovely outdoor space on the ground floor with French windows from the kitchen for outdoor dining among the medieval walls. On the ground floor, there are a large and comfortable living area/kitchen, a pantry, and the old rooms of the former tower with a storage room and the beautiful original stone spiral staircase which is a protected historical asset.

From the kitchen-living room we reach the first floor (height 4.90 m) with large, frescoed beams, where we find a large living room, a hall/study with a French window that leads to the internal terrace and an area of special interest: the ancient well for a suggestive view of both the sunrise and the sunset.

The floor is completed by 2 bedrooms, two bathrooms, a small toilet, and a third large room that can be used both as a living area and a sleeping area with a very spacious bedroom/study with balcony. The historic spiral staircase of the former tower reaches this floor, adding a special highlight. Finally, in the basement, there are two traditional cellars.

The property is currently inhabited, although to enhance it to the fullest, it requires works and adjustments that would make it even more unique and functional. Suggestive views of the village and the surrounding hills from dawn to dusk. Possibility of purchasing the furniture and a precious antique tapestry that covers a large part of the living room wall.

All utilities that reach the village of Allerona are present. Public aqueduct, methane gas boiler, and internet. The property is currently inhabited, although to enhance it to the fullest, it requires works and adjustments that would make it even more unique and functional.

The property is currently used as a main residence but could also become a holiday home. Given the strategic and well-served position, from the property you may easily reach the major centres of Umbria, Tuscany, and Lazio.

Possibility of creating two residential units to be used for tourist rentals or B&Bs as the house and the area are suitable for this purpose. The town is lovely, and it counts among the "Most Beautiful Villages in Italy". Close to the Monte Rufeno Park, the city of Orvieto and bordering the beautiful regions of Lazio and Tuscany.

The exchange rate on the day you make an offer on your property in Italy will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £6,213 more.
