Description

Casa Salvo - Sciacca Characteristic country house surrounded by olive trees, citrus plants and fruit trees. The house is located in the municipality of Sciacca in the province of Agrigento. Sciacca is a coastal, tourist and spa town rich in monuments and churches. It is very famous for its historical carnival.

The property is about 110 km from Palermo airport (plus/minus 1 hour driving time). In less than an hour you can reach the magnificent Trapani and in about 1.5 hours the famous beaches of San Vito lo Capo. The centre of Sciacca is just over 8 km away. At a distance of less than 5 km you will find shops, grocery shops, a butcher's shop and all important services.

The property is situated on a plot of about 8,000 square metres. The land is full of olive trees (about 100), orange trees (about 50) and many fruit trees (plums, apricots, figs, bananas, mulberries, persimmons, pomegranates). Part of the property has been converted into a vegetable garden where the current owners grow all the seasonal vegetables.

The property has 3 wells and is already equipped with an irrigation system to water all the plants. You have your own oil (annual production about 200/250 litres), your own fruit and vegetables. There are two buildings on the property, a house and a storehouse. The house consists of 4 rooms and a nice veranda.

The building has a living room with open kitchen, 2 bedrooms and a bathroom. The house has a double entrance. The first one is at the back of the house under a nice veranda that gives access to the large living room with open kitchen. On the left side of the living room is the entrance to the first bedroom.

The second entrance is instead located at the front of the house, next to the driveway to the property, and provides access to a small hallway where the second bedroom is located on the right and the bathroom on the left. The rooms all have windows and are therefore very bright. The window frames are double glazed and fitted with mosquito nets.

There is a nice terrace on the roof of the house, but at the moment there are no fixed stairs to reach it. The house is habitable and does not require any special works. However, at the moment the property is not connected to the electricity grid. The current owners supply electricity via a generator.

Ideally, the property could be equipped with a photovoltaic system that would make it energy self-sufficient (in Italy, there are currently significant government subsidies for the installation of photovoltaic systems and energy storage). Alternatively, one could apply for a connection to the national electricity grid.

The property does not have a heating system and there are no heat pumps installed. The house is equipped with a certified Imhoff tank. Water is supplied by the three wells on the property. A few dozen metres away from the house is the second building, which is used as a storage room. All the equipment necessary for cultivating the land is kept in it.

The storage consists of two rooms. In one of the two rooms, a small tractor is currently parked, which is useful for cleaning the land. The tractor could be subject to negotiation, but is not included in the sale price of the property.

The exchange rate on the day you make an offer on your property in Italy will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £2,874 more.
