Description

Villa Gi Casuzze (Ragusa Marina) Villa Gi is a splendid, perfectly renovated villa located a few metres from the sea in a residential context. The property is located in one of the most beautiful and peaceful areas of eastern Sicily, on the coast of Marina di Ragusa, precisely in the locality of Casuzze, (a hamlet of Santa Croce Camerina).

The location allows one to reach the beach even on foot, being only 600 metres away from it. The area offers all the necessary services (restaurants, pizzerias, bars, supermarkets, pharmacies, etc.), but at the same time is less chaotic than nearby Marina di Ragusa. The province of Ragusa can be reached by plane by landing at Comiso (the nearest airport) or Catania (the most important airport).

The coastline, with its shallow waters sloping towards the open sea and a wonderfully blue sea is particularly suitable for families with children. Marina di Ragusa is the beating heart of the summer nightlife on the Ragusa coast and is one of the busiest seaside resorts in the whole of Sicily. Those who want to relax in quiet and peaceful areas will find in the Randello Reserve the perfect place to be in contact with nature and enjoy an uncontaminated sea.

Situated in the heart of the Val di Noto, with no less than 18 sites declared World Heritage Sites by UNESCO in 2002, Ragusa is one of the most important places for the presence of testimonies of Baroque art, with its churches and eighteenth-century palaces set above all in the ancient part of the city, Ragusa Ibla.

An area where history, art and tradition contribute to making the Hyblean area one of the most renowned and popular tourist destinations in Sicily today. A few kilometres from Ragusa are two other UNESCO heritage sites: MODICA, the city of a hundred churches but also of the flavoured chocolate that has been produced there for centuries according to an ancient recipe, and SCICLI, an enchanting, scenic and precious Baroque jewel.

The PORTO TURISTICO MARINA DI RAGUSA is only 2 km away from the property, which can be easily covered on foot or by bicycle along an efficient cycle path that runs along the sea and offers a breathtaking view, especially at sunset; it is one of the best equipped and most efficient moorings in Sicily, in the heart of the Mediterranean Sea.

THE VILLA The property was built in 1986 and entirely renovated in 2022. The renovation was aimed at energy efficiency, bringing the dwelling up to energy class A4, through the installation of a 6 kw photovoltaic system with 15 kw storage batteries, a hybrid boiler for heating by means of radiators installed in each room, a heat pump for the production of domestic hot water, and the replacement of windows and doors with thermal break windows.

The property is also equipped with air conditioners for cooling/heating, an alarm system and surveillance cameras, a wall safe, an irrigation system for the entire garden, a container for the supply of LPG gas, and a well that guarantees a plentiful supply of water in addition to that provided by the municipality of Santa Croce Camerina.

The villa is spread over two floors and enjoys ample equipped outdoor spaces and a large garage on the -1 floor. It has two entrances, one pedestrian and one vehicular, positioned on two different sides of the house. The driveway access leads via a ramp to the lower floor, where there is a very large garage that can accommodate up to four cars or a boat, as well as being a valuable shelter for storing all the outdoor furniture during the colder months when it is not in use.

The pedestrian access to the property leads to a beautiful garden with lawn and ornamental and fruit trees (oranges, lemons, olives) and to a large portico where the two entrances to the house are located. The first gives access to the living room, the second to the kitchen. This makes it very convenient to be able to make use of the outdoor spaces to organise lunches and dinners during the long spring and summer months.

Continuing along the veranda you reach another perfectly equipped area where you will find an oven, a barbecue, and a laundry room with bathroom and shower. Under the veranda are the two entrances to the house. The first gives access to the kitchen, the second to the living room. On the ground floor there are then two bedrooms, a storage room, a bathroom and a winter garden, cosy and very bright, which constitutes the added value to the house.

The property is completed by a beautiful attic room, which is accessed via a spiral staircase located on the left side of the house. The height of the central part of the attic, where the bedroom and the dining area have been positioned, serenely allows it to be exploited to the full. The side part, on the other hand, where the kitchen and bathroom have been positioned, has a limited height.

The attic is completed by two balconies located on the two extreme sides of the house. One of the two balconies has a sea view. Its incredible features make the property the most beautiful in the area and certainly one of a kind. An important detail to highlight is also the total regularity of every part of the property, which does not have any illegalities.

The Energy Class A4 allows very low running costs of the property and a great appreciation in economic terms of the property. The villa is ready to be lived in. It does not need any work. Nothing is missing except for a swimming pool which can be quietly placed in the large lawn behind the house. 1 Kitchen 1 Living room 1 Winter garden 2 Bedrooms 1 Bathroom 1 Store room 1 Laundry room with shower 1 Porch with barbecue and oven 1 Garage 1 Attic room (kitchen, bathroom with limited ceiling height + living room bedroom with normal ceiling height) Services: Water: Well for irrigation + municipal waterworks Hot water: Hybrid boiler Electricity: 6 kw solar panels + 15 kw storage batteries Double glazing Air Conditioning in each room Alarm system with cameras + wall safe Irrigation system Mobile phone connection speed: 130 MB

The exchange rate on the day you make an offer on your property in Italy will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £9,342 more.
