Shopping facilities, bars, restaurants and the train station with excellent connections to Palermo are just a few hundred metres away. The house is therefore ideal for a car-free yet mobile holiday in Sicily. The property The flat is located on the third and fourth floor in Santa Flavia, there is no lift.

The flat is very bright, especially on the west side, as there are two large French windows with a balcony in front. The flat is generously proportioned. You enter the flat and find yourself in a hallway. From this corridor, you turn right into a small room with a window overlooking an inner courtyard, which is very bright due to the atrium, as we are on the third and top floor.

This room is relatively small, but would be enough for a bed and a wardrobe and perhaps also a desk. When we leave this room, the bathroom with a bathtub, a bidet, a toilet and a washbasin is on the right-hand side. The bathroom is not small (but not large either) and also has a window into this relatively bright atrium.

Three more doors lead off the corridor: Two large bedrooms each around 20 m facing west with a balcony in front and a not so bright, large room with a kitchenette. This room only has contact through the window into the atrium, which leads off from the kitchenette. The entire flat has a floor area of around 80 m and would be very large for a holiday flat in Santa Flavia.

We ourselves have a holiday home in Santa Flavia, Casa Maria, which has eight flats, but they are only between 25 and 50 m in size and can be rented out very well. The special thing about this flat is definitely the fourth floor, where the large roof terrace is located. This roof terrace offers a 360 panoramic view, from which you can see the Mediterranean Sea on one side and the promontories and the village of Santa Flavia with the village of Bagheria behind it and even Palermo on the horizon on the other.

Potential However, this roof terrace is in need of renovation. Even with an asking price of 65,000, this would not have been possible otherwise. If you are really interested in this flat, we can consult a master bricklayer and ask him to make an estimate for the renovation of the roof terrace and the entire flat.

I would also check the electrical system in the flat and replace it if necessary, redo the bathroom and kitchen, check the water pipes and fit the two bedrooms with air conditioning. An initial inspection by the technician led to a cost estimate of 45,000. There is natural gas down the road, but perhaps the cost of installing central heating is too high for you.

When we bought Casa Maria 20 years ago and furnished the flats there, we fitted all the rooms with radiators and natural gas heating. It pays off for us, because we also rent out these flats very well in winter. If you want to sacrifice part of the roof terrace to install photovoltaics there, the natural gas would be pointless, but a supply of electricity would make sense.

For example, we could install a roof with photovoltaic modules, for which you would not need a licence and would thus have sun protection even in strong sunshine. This flat is very suitable as an investment. Of course, it is not possible to guarantee in advance how high the annual income will be. This always depends on the facilities, such as heating.

What is certain, however, is that you can rent out this flat with the roof terrace very easily and at a good price. As a family, we bought and completely renovated two entire apartment blocks over three floors just 30 metres away. These properties rent out very well and we have a mix of long-term and short-term rentals there.

Santa Flavia is a place where we prefer to invest than in Cefal , for example. This is because Santa Flavia has significantly lower property prices, but the rentals work almost all year round, which cannot be said of Cefal . You can reach Palermo in just 16 minutes by train, which is why Santa Flavia is often chosen as a holiday destination in the winter months.

Even at this time of year, life goes on as normal. The fishing harbour is a place of constant life and all the shops and restaurants are open. With this flat, it doesn't really matter if you can bargain down 5000. What is more important is that you want a property that can be renovated and where you can still decide the layout of the rooms yourself.

As you may know, many of our customers buy a property that still needs to be renovated or built. In the case of Appartamento Natale, it is more a case of simple renovation work, which we as a company can also supervise.
