Description

Today we take you with us to Zocca, in the province of Modena, a small village located south of the capital at 758 mt. Many of you will have heard of this town which boasts among its fellow citizens Vasco Rossi. Here, in fact, the famous Italian singer-songwriter was not only born, but decided to spend his family days when he is not busy on his world tours.

Apart from Vasco's house, a pilgrimage destination for his fans, Zocca is a quiet little mountain village born in an ancient area rich in hills and mountains on which there were once many castles (Monteombraro, Montecorone, Montetortore, Montalbano, Monte Theseolo, Rosola , etc.), the scene of several medieval battles between Modena and Bologna, given its strategic geographical position.

Zocca is known for the famous "crescentina" (or tigella), originally cooked in the fireplace with a chestnut leaf, which can be tasted on the premises of the main street of the village. It is also home to the "Borlengo" Museum, another typical local specialty. Today we are here, not to taste the local goodness, but to offer you a fantastic housing solution, which can be either a second home for your moments of relaxation or even better your primary residence away from the chaos of the city in a wonderful setting but with all the services available.

It is a real free cottage on 4 sides within a larger condominium. The apartment, totally independent, boasts its own small garden and large balcony with fantastic views of the hills. The living area is a rectangular open-space with open kitchen and overlooks both the garden and the balcony. The sleeping area is accessed from the corridor, which has a large wardrobe and overlooks the two bright bedrooms, one double and one single.

The bathroom with window has a comfortable corner shower and connections for the washing machine. A pleasant surprise are the facilities that include: the security door, the burglar alarm system, the irrigation system, a comfortable tool shed in the garden, the wooden windows with double glazing and mosquito nets and the excellent heating system with traditional boiler and pellet stove ducted that guarantees in addition to economic savings excellent living comfort.

The house, which rests on a slope, is on the ground floor on the garden side, and on the second floor on the balcony side, under which, on the ground floor is the garage of the property.

The exchange rate on the day you make an offer on your property in Italy will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £3,449 more.
