You only need take one look at a map to see why Cyprus is so popular with international buyers, at the gateway between Europe, the Middle East and Africa. It’s also often been a safe haven in times of conflict. With Israelis returning home following the ceasefire, there are opportunities for British and other international buyers. Our writer in Cyprus, Helen Epaminondas, explains why Cyprus is such a warm, welcoming place for international residents to live.
Cyprus has long been an attractive destination for international property buyers, thanks to its strategic location at the crossroads of three continents. With its warm climate, rich history and welcoming atmosphere, the island continues to draw people from all over the world, making it a unique melting pot of cultures and lifestyles.
A global gateway
Easily accessible from major cities in Europe, the Middle East and North Africa, Cyprus offers a central hub for international travel. Its modern airports in Larnaca and Paphos mean that you’re never more than a short drive from an airport with easy connections. Flying time to the UK is four and a half hours, but just one and a half to Istanbul or Cairo, three hours to Dubai and 45 minutes to Tel Aviv.
Cyprus is also a wonderful option for the familes of those working in places like Saudi Arabia, where they can fly home for the weekend in around two hours.
It’s an ideal base for those seeking a second home or a permanent residence in the Mediterranean. The island’s safety, political stability and EU membership further enhance its appeal as a prime destination for expatriates and property investors.
Cyprus: A resilient and safe haven
The island has a long history of offering sanctuary to those in need. In challenging times, such as during recent conflicts in the Middle East, Cyprus has extended a helping hand. While many Israeli nationals recently sought temporary refuge here – more than 40,000 arrived in the first half of 2024 alone – their gradual return home means opportunities are opening up for others to step into the property market.
And let’s not forget: living in Cyprus is about so much more than just owning a property. It’s about being part of a place where you feel safe, supported, and surrounded by like-minded people
A diverse mix of property buyers
Cyprus has always been a welcoming home to a wide variety of nationalities. My British friends, for example, settled here because of Cyprus’s climate, hospitable welcome and the familiar comforts of a former colony—like driving on the left and widespread English usage.
Ukrainians are here, a casualty of another brutal war. Not all of them have set up companies, but many are self-employed in the service sector or they work in fitness. For example, my Ukrainian friend works as a beautician. They live in each of the main towns. Some German and European nationalities purchase real estate here, too, and they live in the more scenic areas of Cyprus, like Pegia and Pyrgos.
Investing in your dream lifestyle
According to a recent KPMG report, international buyers account for nearly half of all property purchases in Cyprus. Limassol, Paphos and Larnaca are perennial favourites, each offering its own unique flavour. Limassol is cosmopolitan and buzzing with energy, Paphos is steeped in history and natural beauty, while Larnaca has seen a surge in international property investment in recent years.
For those seeking peace and serenity, scenic spots like Pegia and Pyrgos offer breathtaking landscapes and a quieter way of life.
Nicosia, the capital, attracts fewer international property buyers, but that’s probably because it’s not a coastal town. It is mainly populated by Cypriots who work and do business there with Europe, but there are some working expats there too, working for international companies.
My daughter, Argyro Epaminonda, is an architect here in Cyprus and she often reminds me how strong the rental market is too. As the temporary Israeli residents return home their properties in Cyprus will become available for other international property purchasers and renters.
Why Cyprus feels like home
What truly makes Cyprus special is the sense of community that envelops you the moment you arrive. It’s a place where lifelong friendships are easily formed, where neighbours wave hello, and where you can experience the warmth of Cypriot hospitality alongside the diversity of an international community.
Settling into a new country can feel daunting, but in Cyprus, you’re never alone. Whether you’re learning the language, adjusting to the pace of life, or discovering the best local tavernas, there’s always someone to share the journey with. It’s this combination of local warmth and international inclusivity that makes Cyprus feel like home for so many.
